From modular construction to energy-passive houses, by way of recycled concrete and 3D printing, the construction industry is living through its biggest revolution in decades, and that directly affects property values.
The construction industry is undergoing an accelerated transformation driven by three forces: a shortage of skilled labor, pressure for environmental sustainability, and demand for faster delivery.
Modular and industrialized construction
Industrialized building systems, where elements are prefabricated in a factory and assembled on site, already account for 15% of new launches. Large developers have adopted the system at scale.
Green certifications as a price differentiator
Properties with LEED, AQUA or EDGE certification command a price premium of 8% to 20% over equivalent conventional properties. More importantly, they tend to hold their value better in down market cycles.
The home automation revolution
Properties with integrated home automation (smart home) sell 23% faster and at an 11% higher average ticket, according to real estate portal data. Retrofitting used properties costs between R$ 15,000 and R$ 80,000, depending on the scope.
